In today?s post, I would like to explore green home building as it pertains to the construction of new homes in the US. But fist, I would like to examine the current state of the real estate market, which greatly influences the demand for new housing construction, and renovation of the existing homes.
Current State of the US Real Estate Market
Although, we are still suffering from numerous consequences of the housing bubble including declining real estate values, and people being on a fence about purchasing new homes, the need for new housing is still there, and will continue to grow. It is estimated that we need about a million and a half of new homes built annually in order to keep up with the population growth in the US. This may become true once the housing market stabilizes.
Currently there are over two million of unsold homes in the inventory. It would take roughly about 6 months to sell them. Distressed ? foreclosed homes account for about a third of all the existing home sales. These homes sell at great discounts, but will require a significant amount of reconditioning and home remodeling work done in order to bring them back to shape.
Because the inventory of homes for sale is constantly being replenished due to new homes and foreclosed homes coming onto the market, it remains unclear how long it will take to fully clear/sell the back log in the inventory of unsold homes. What is clear though, is that the number of unsold homes is gradually shrinking, but the real estate prices still continue to fall, and this trend may continue for a while. This is one of the reasons why many potential buyers are still wary of purchasing a new home.
The up trend in existing home sales
?But existing home sales have increased by 13 per cent over the past six months and by 38 per cent from their low in mid-2010, so there?s clearly an underlying recovery in place.?
Current New Home Building Rate
The annual new home building rate is currently at about 700,000 new homes being built per year in the US. It is plausible to predict that this rate will continue to increase once the real estate market stabilizes. No one can tell exactly when this is going to happen, but the current new home building trend is positive.

WASHINGTON (AP) ? The Moroccan man accused of trying to blow up the U.S. Capitol told acquaintances that America's war on terrorism actually was a war on Muslims and they needed to be ready for battle.
Then the 29-year-old unemployed man started preparations of his own ? and he thought everything was going according to plan. A man brought him an automatic weapon. He got a suicide vest, scouted out targets and practiced setting off explosives.
On Friday, Amine El Khalifi's goal to detonate the vest at the Capitol ended with his arrest in an FBI sting, said U.S. authorities who had been monitoring him for nearly a year. Undercover operatives ? not an al-Qaida representative as he believed ? gave him a gun and explosives that didn't work, according to an affidavit. He had those items with him when he was taken into custody at a parking garage near the Capitol, a counterterrorism official said.
He was charged in a criminal complaint with knowingly and unlawfully attempting to use a weapon of mass destruction against property that is owned and used by the United States. He made a brief appearance Friday afternoon in federal court in Alexandria, Va., where a judge set a bail hearing for Wednesday.
El Khalifi, who is not believed to be associated with al-Qaida, expressed interest in killing at least 30 people. Two people briefed on the matter told The Associated Press the FBI has had him under surveillance around the clock for several weeks. They spoke on a condition of anonymity because they were not authorized to speak publicly.
He came to the U.S. when he was 16 years old and overstayed his visitor visa, which expired in 1999, making him in the country illegally, according to court documents.
Before settling on a suicide bombing plot, he considered targeting an office building in Alexandria, where military officials worked and a restaurant in Washington to target military officials who gathered there. He even purchased nails for the operation, according to the affidavit.
But he settled on the Capitol after canvassing that area a couple of times, the counterterrorism official said. He met with an undercover law enforcement officer, who gave him an automatic weapon that didn't work. El Khalifi carried the firearm around the room, practiced pulling the trigger and looking at himself in the mirror.
He later asked his associates for more explosives that could be detonated by dialing a cellphone number. In January, he told an undercover agent he wanted to know if an explosion would be large enough to destroy an entire building. The same month, he went with undercover operatives to a quarry in West Virginia to practice detonating explosives, according to court documents.
El Khalifi's activities drew the suspicions of a former landlord in Arlington, who called police a year and a half ago.
Frank Dynda said when he told El Khalifi to leave, the suspect said he had a right to stay and threatened to beat up Dynda. The former landlord said he thought El Khalifi was making bombs, but police told him to leave the man alone. Dynda had El Khalifi evicted in 2010.
El Khalifi had at least one man staying with him and claimed he was running a luggage business from the apartment, Dynda said, doubting that was true because he never saw any bags.
"I reported to police I think he's making bombs," Dynda said. "I was ready to get my shotgun and run him out of the building, but that would have been a lot of trouble."
Dar Al-Hijrah Islamic Center imam Johari Abdul-Malik, who along with other Muslim leaders meets regularly with the FBI, said he was contacted by an agency official after El Khalifi's arrest and was told that Khalifi was not someone he needed to worry about.
He said the official told him that Khalifi was "not a regular at your mosque or any mosque in the area."
He said he offered to supply the FBI with surveillance video of the mosque in Falls Church, Va., in case it helped with their investigation but was told that was it not necessary.
Police are close to arresting one of El Khalifi's associates on charges unrelated to the terror conspiracy, the counterterrorism official said. The associate was said to also be a Moroccan, living here illegally. Police are investigating others El Khalifi associated with, but not because they believe the associates were part of a terror conspiracy, the official said.

SAN FRANCISCO?? Buying ads on Twitter is about to get easier for small businesses as the online messaging service adds a key piece to its moneymaking model.
Twitter is unveiling a long-awaited automated system that will enable advertisers to manage their marketing campaigns and budgets without having to deal with sales representatives.
Before Twitter opens the system to all comers later this year, the self-service approach announced Thursday will only be available to advertisers who accept or use American Express cards
To get the ball rolling, American Express Co. will buy $100 in Twitter ads for each of the first 10,000 qualified businesses in the U.S. that sign up. The ads, which Twitter calls "promoted products," will begin appearing within the flow of users' messages in late March.
Flipping the switch on self-service advertising is the latest sign of Twitter's ambition to build a powerful online marketing vehicle in the mold of Internet search leader Google, by far the Web's most profitable company, and online social network Facebook Inc., technology's fastest-rising star.
It marks another stepping stone toward an eventual initial public offering of stock from Twitter, which has attracted more than 100 million users since its creation nearly six years ago.
The timetable for Twitter's IPO remains a mystery, although CEO Dick Costolo said in an interview Thursday that the company's decision won't be influenced by how well Facebook fares in its stock market debut this spring.
"I don't look at what other companies are doing," he said. "We don't think in terms of building this company for a particular IPO date. We are trying to build this company for the long term."
The company, which is based in San Francisco, isn't in desperate need of capital, having raised at least $700 million last year.
Twitter also probably needs a little more time to prove its financial chops. Last year, Twitter generated ad revenue of about $140 million, according to the research firm eMarketer Inc. That compared to $36.5 billion at Google and $3.2 billion at Facebook. This year, eMarketer expects Twitter to sell $260 million in advertising, helped in part by the new self-service platform.
The automated system will be similar to Google's. Advertisers will be able to specify how much they are willing to spend, pick the cities or regions where they want their ads to appear and write their own commercial messages, which will be confined to Twitter's 140-character limit per tweet. Twitter will only charge for ads that get a user response, such as when a viewer decides to follow the business, retweets the message or clicks on a link.
Selling ads through a self-service system will test Twitter's ability to prevent bad actors from polluting the atmosphere with spam and scams. It's a problem that still plagues Google, which has gotten into trouble for showing ads for from unlicensed pharmacies and other shady operators.
But Twitter's self-service ad system seems less likely to encounter trouble in the early going because only small businesses that have already been vetted by American Express will be allowed to participate during first few months, said eMarketer analyst Debra Williamson.
Twitter is allowing self-service advertising after about three months of tests with a small group of hand-picked small businesses.
Twitter has been easing into advertising to ensure the commercial messages don't spoil the ambiance of service that has been likened to a town square teeming with wildly divergent observations and conversations.
The response to the ads so far has been mostly positive, Costolo said, helping to convince him that the privately held company can open up its revenue spigot even more without facing a big backlash.
"I have every expectation that we will be able to scale this very rapidly," Costolo said Thursday.
Twitter ads paid off for Glennz Tees, an online merchant in Austin, Texas, that has been testing the self-service marketing system. The company's December sales more than doubled from the previous year, said CEO Walter Stokes. In another sign the ads resonated, Glennz Tees' followers on Twitter have more than tripled to 22,000 during the test phase.
The key, Stokes said, was just doing two or three ads per week. "We didn't want to go overboard with it because we didn't want to annoy people."

Live 30-minute special will feature interview clips with Houston dating back to her network debut in 1986.

MTV will pay respects to Whitney Houston on Wednesday (February 15) with a live 30-minute tribute entitled "Whitney Houston: In Her Own Words." The MTV News special, airing at 7:30 p.m. ET and hosted by Sway Calloway, will feature interview clips of Houston from her network debut in 1986 through her final interview.
Houston died at age 48 on Saturday in her Los Angeles hotel room of as-yet-undetermined causes.
The singer had a long history with the network, dating back to her 1985 self-titled debut album. The third single from that multiplatinum smash was "How Will I Know," which helped introduce the singer to a wider audience when it became one of the first videos by a black female singer to go into heavy rotation on MTV, blasting open the doors for a whole generation of R&B and pop divas to follow.
Along the way, Houston smashed a number of records, including the best-selling single of all time by a female artist, her iconic cover of Dolly Parton's "I Will Always Love You." The Grammy-winning album that song came from, the soundtrack to her big-screen debut, "The Bodyguard," also set the all-time record for soundtrack albums, with more than 44 million copies sold worldwide.
During the MTV special, Sway will share personal stories from music celebrities on Houston's impact and her peerless voice. The show will stream simultaneously on MTV.com and be available on demand immediately after it airs.
In addition, MTV News will continue its coverage of the tragic death of the singer, covering everything from breaking developments to Houston's funeral. Houston will be laid to rest in her native Newark, New Jersey, on Saturday at an invitation-only private funeral at her childhood house of worship, the New Baptist Church.
The cause of Houston's death is still unknown. Assistant Chief Coroner Ed Winter of the Los Angeles County Coroner's Office continues to quell any speculation. "I know there are reports that she maybe was drowned or did she overdose, but we won't make a final determination until all the tests are in," he told CNN.

1 Chicken (3 1/2 pounds)
2 Cloves garlic, peeled and crushed
1 lg Onion, roots trimmed but left unpeeled

1 lg Carrot, scraped
1/4 lb Egg noodles
1 Stalk celery with leaves
1 tb Finely minced fresh parsley
1 Sprig parsley
Pull off as much of the yellow fat as possible from the chicken. Place the chicken halves in a five- to 6-quart pot along with the gizzard, neck and heart. (Reserve the liver for another purpose.) Cover with cold water. Bring to a boil and allow to boil for 5 minutes, skimming off any scum and foam from the surface.
Lower the heat to simmer and add the vegetables, herbs and garlic. Stir in salt to taste, as much as one tablespoon. Simmer gently for 1 1/4 hours, until the chicken is done. Do not let the liquid boil at any time or the

Assistant Foreign Minister Ma Zhaoxu will head to Iran for talks on Sunday, Foreign Ministry spokesman Liu Weimin said, reiterating Beijing's emphasis on diplomacy over sanctions to resolve the issue.
"We have consistently advocated dialogue and cooperation as the only proper channel for resolving the Iran nuclear issue," Liu told reporters at a regular news briefing.
"(Ma will) have a further exchange of views with Iran over its nuclear program," he added, without giving details.
Tensions rose last month when EU leaders agreed to embargo Iranian oil by July and to freeze the assets of Iran's central bank, joining the United States in a new round of measures aimed at discouraging Tehran's nuclear ambitions.
China is Iran's political ally and the top buyer of Iranian oil, taking around 20 percent of total exports.
Iran insists its nuclear program is purely for peaceful means.

Chinese e-commerce group Alibaba plans to take private its Hong Kong-listed unit, two sources familiar with the matter said, as part of a complex deal that would strengthen founder Jack Ma's control and give key stakeholder Yahoo cash and a direct stake in one of Alibaba's operating businesses.
Alibaba Group, the online business-to-business group set up in 1999 by former tour guide and now billionaire Ma, plans to buy back most of the 40 percent stake in it that Yahoo bought for around $1 billion in 2005.
Under the plans being discussed, Alibaba Group would use bank loans and cash plus an asset swap to buy back about a 25 percent stake, leaving Yahoo holding 15 percent, the sources said. The U.S. group's 40 percent holding is worth an estimated $13-$14 billion, based on recent deal valuations.
Alibaba Group, one of the three leading players in the world's biggest Internet market, plans to pay a third of the consideration through a stake in one of its operating assets - making a deal tax-free for Yahoo - and the rest, around $6 billion, in cash, the sources said. It is looking to raise a loan of about $3 billion to help fund the deal.
The sources said taking Alibaba.com private was just one of the proposals being discussed, and was not a pre-condition of any Yahoo deal. Any final agreement could be several weeks away, they added.
Alibaba Group's plans are part of an overall deal being discussed by Yahoo, the Internet pioneer which is under pressure from its investors to turn around a lackluster performance. Last month, Yahoo appointed Scott Thompson as CEO to replace Carol Bartz who was fired in September, and co-founder Jerry Yang quit the company.
Yahoo shareholders are frustrated at stakeholders' apparent indecision over how to handle investments in Alibaba and other Asian assets.
"Alibaba.com's share price has been quite bumpy since its listing. Probably taking it private will make it more flexible for the group to do the transformation that it's going through," said Wendy Huang, head of regional Internet and media research at RBS in Hong Kong.
Trading in Alibaba.com shares was halted on Thursday pending an announcement regarding its parent. Alibaba.com, which is around 73 percent-owned by Alibaba Group, has a market value of nearly $6 billion, making the remaining stake in it worth around $1.6 billion.
Alibaba.com is the most likely operating unit in which Yahoo may be offered a stake, one of the sources said. Both parties have an understanding on this arrangement, but have not signed any formal deal yet, the source added.
Other Alibaba Group assets that could be used in a swap deal with Yahoo could include Taobao.com, often dubbed "China's e-Bay," Taomall, Yahoo (China) and Alipay, an e-payment business, sources said, adding Yahoo would get to choose which assets it wants.
The sources declined to be identified as the discussions were private. An Alibaba Group spokesman declined to comment.
Sources previously told Reuters that under a "cash rich split" plan being discussed, Yahoo would effectively transfer most of its 40 percent Alibaba stake back to the Chinese company, and all of its more than one-third stake in Yahoo Japan to Softbank Corp in return for cash and assets.
Shares in Softbank jumped more than 4 percent to a 5-week high of 2,319 yen on Friday. Softbank has an indirect stake of 31-32 percent in Alibaba.com as it holds close to a third of Alibaba Group and owns 58 percent of Alibaba Japan.
Yahoo had also entertained separate proposals from private equity firms TPG and Silver Lake about minority investments in the company, but those offers fell short of Yahoo's expectations.
